Gateway 2 Approval for Bollo Lane Phase 1
We are delighted to announce that Phase 1 of the Bollo Lane Masterplan has successfully obtained Gateway 2 Approval from the Building Safety Regulator (BSR). This is a significant milestone for the project and the industry at large.
With recent industry data suggesting that only a fraction of new-build High-Risk Building (HRB) applications have passed this rigorous new checkpoint to date, this approval stands as a testament to the technical excellence and diligent preparation of the Project Team.
This achievement is the result of a truly collaborative partnership with our clients, Barratt London and Places for London, who have remained committed to delivering the highest standards of safety and quality for this transformative West London scheme.
The landmark, 27-storey, mixed-use tower will provide 195 high-quality rental homes, half Build to Rent and half London Living Rent, alongside approximately 490sqm of amenity spaces, communal terraces for residents and 550sqm of publicly accessible craft and makers-spaces - creating new employment opportunities for local people as well as an activated street.
Phase 1 will set the benchmark for the wider masterplan, delivering high-quality new homes, commercial space and public realm improvements. We are also delivering Phase 2 of the masterplan: bringing forward 455 new homes built to rigorous Passivhaus standards – making this the largest Passivhaus residential development in the UK.
Special mention goes to Hunters, who led the Gateway 2 submission for Phase 1 as the Building Regulations Principal Designer (BRPD). Their expertise in navigating the new Building Safety Act regime was instrumental in securing this approval. We are incredibly proud to work alongside them and the Project Team to move this project forward to construction.
