Delivering the largest roll-out of Passivhaus homes in the UK
Bollo Lane, by joint venture partners, Barratt London and Places for London, is a major mixed-use regeneration scheme in Acton, north-west London, transforming underutilised TfL land into a new, connected neighbourhood between Acton and Chiswick. Set along the Piccadilly and District lines, the masterplan delivers around 900 homes – 50% affordable – alongside workspace, retail and a network of new public spaces, creating a vibrant urban quarter rooted in connectivity and long-term resilience.

Makower Architects are leading the delivery of Phases 1 and 2, establishing both the architectural character and environmental ambition of the wider scheme. Central to this is one of the most significant Passivhaus programmes in Europe – delivering 455 homes designed to achieve exceptional energy performance, with up to a 90% reduction in carbon emissions and significant reductions in heating demand and energy bills. Through a fabric-first approach, the development sets a new benchmark for low-energy, high-density housing in the UK. Phase 1 also represents a milestone in delivery, as one of Barratt Homes’ first new-build Gateway Two submissions under the Building Safety Act.

The masterplan, originally designed by HOK and the RMA by Allies and Morrison, is anchored by a 27-storey landmark tower that marks arrival from Acton Town station and signals the transition into a new neighbourhood. This vertical marker is balanced by a series of mansion blocks and mid-rise buildings arranged along a continuous plinth that follows the curve of Bollo Lane, reinforcing the street edge and creating a strong, legible urban frontage.
