AL WAJBA VILLAS

A unique villa neighbourhood

Makower Architects were asked to take part in the design competition for a large site in Wajba in Doha, Qatar. The overall ambition is for a unique villa neighbourhood concept with various villa design types to create diversity within a unified theme and avoid repetition. A key objective was that the overall neighbourhood should be perceived as ‘grown’ over a period of time and not as a ‘mass produced’ real estate development. 

The site is surrounded to the North by the Emiri Guard Camp and Emiri Guard housing and to the East by recently built compound cluster. It is an area that is prime for expansion and redevelopment, being located close the Rayyan Gate Mall of Qatar, Al Rayyan Stadium and Palace of HH Sheikh Hamad bin Khalifa al Thani. It is also close to Qatar Foundation’s Education city and the Al Shaqab equine centre both or which are stops on the recently delivered Doha Metro network.

The plot layout is rectangular with its length more than 7 times longer than its width, which provides a unique opportunity to take advantage of a longer grid and rectangular plots. 


Al Wajba Villas is a an exclusive, unique and first of its kind development, that is grown out of its context.  The designs of the villas, the landscaping and common areas come together to provide a local flavour with resonance of the natural setting. This is an ambitious and creative proposal with a holistic approach towards living and healthy lifestyles. 


The architecture, masterplan and natural setting were considered together, joining forces to provide the appropriate level of urban enclosure, and urban scale. tight sikka spaces and generous provide shade between buildings. The informal layout allows generous provision for outdoor amenity spaces, courtyards and parking.
